    The same property is posted again and again, often by several agents at once. AI matches them by text and by photos, even when the same room was shot from a different angle. One property turned up 327 times — and appears on the map once.

  4. Reads

    Most listings are unstructured text: "2BR condo, 28k, near IT Park, pets ok, minimum 1 year". That text becomes fields you can filter on.

  5. Places

    Most posts carry no location pin at all. We read the text for the most precise place it names — a building, a mall, a street — pin the listing there, and mark how precise that pin is. So you search the area you actually want, not a whole district.

  6. Tracks

    We keep the whole history of a listing: the day it first appeared, when it went off the market, when it came back, and every repost in between.

Agents and agencies earn only on their own listings. That is what you are shown. A few listings start to look like the whole market.

Feeds are a dump of thousands of posts a day, mixed in with ads, pointless news and the rest of the junk. No proper filter, no proper search. They do not need you to find a place faster — only to keep scrolling. And even with 24 hours a day and no sleep, you could not get through them all.

The same offers get posted dozens, sometimes hundreds of times. Come back an hour later and the one post with the apartment that would have suited you is already far down the feed.

And you usually need a particular area. Landmark names tell you nothing straight away, especially when you are new in the city.

Questions

Are you a real estate agency or a broker?

No. We do not own, list, represent or broker any property. Every listing links to the original posts, and you deal directly with whoever published them.

What kind of rentals are on the map?

Whole homes on a monthly contract: houses, townhouses, condominiums and apartments. Rooms, bedspace and boarding houses are a different market with different rules, so they are not here — mixing them into one list makes both harder to search. Short stays turn up where the same place is offered both ways, but they are not what the map is for.

Are all the pins accurate?

No, and every pin tells you how accurate it is. Most posts carry no location at all, so the pin is worked out by AI from what the owner wrote, and it is only ever as precise as that. A named building or subdivision lands on the building. "Near SM Seaside" lands within a few hundred metres. A barangay and nothing else lands at the centre of that barangay, with about a kilometre and a half of uncertainty around it. Each pin carries which of those it is, so you always know how much to trust it — and if you know the real address, open the place, press Report an issue and choose "The pin is in the wrong place".

How do you know a place has already been taken?

We watch the ads, not the owner. Every place is Active, Probably rented or Rented, and that comes out of the signals the ads leave behind: ads disappearing one by one, a poster marking one sold, people telling us it is gone. The more of those agree, the further it moves. It is not a guarantee, and we do not pretend otherwise. We never speak to whoever posted it, and people are slow to take their own ads down, so there is a lag in both directions. What we can do is show the working: open any place and it says which state it is in, what put it there, and everything that has happened to it since we first saw it.

What does "posted 327 times" mean?

Exactly that, and it is our record so far: 327 separate ads we matched to one single place. Reposting is constant, often by several agents at once, each with different photos and sometimes a different price. They become one place on the map, with the lowest asking price marked.

How can I find a place I saw somewhere else?

Three ways, all through the same search box. Paste the link to the ad, and it opens the place it belongs to — with every other ad for it and its whole history. Paste the link to a single photo from it, and we search by that image. Or upload a photo of your own, and we look for it across everything we hold: the same room shot from another angle still matches.

How do I add my own place to the map?

You do not, and that is deliberate: we publish nothing ourselves, we only find what is already out there. Post it wherever you normally would, and we should have it within half a day. If it has been longer than that and it is still not here, tell us and we will go and look.

No. You contact them yourself, using the original post. We are not in the conversation and take no commission from it.

Which areas are covered?

Cebu: Cebu City, Mandaue, Lapu-Lapu, Talisay, Consolacion and the surrounding metro, including the districts people search by — IT Park, Lahug, Banilad, Mabolo, Guadalupe, Mactan and others. Coverage is thickest inside the metro.

Will you cover other cities?

Cebu first. Adding a market is a configuration change rather than a rebuild, so more will follow.
